The layer that answers what can legally be done with a piece of land: permitted use, area, cadastral key and the zoning of the current plan. It is the first one consulted before buying a parcel, and the one that most often contradicts what you see around it.

01 · What it is CADASTRES + CURRENT PLANS
The most expensive mistake in buying land is assuming that if the neighbor has retail, you can have retail. Land use is set by the partial plan, not by the block's habit.

03 · Where it comes from SOURCES AND LIMITS
No territorial data is perfect. These are this layer's limits, stated before you discover them.

| Limit 1 — fragmentation | Each municipality defines its own use nomenclature. "H3" does not mean the same in two cities; the layer normalizes, and normalization is a declared interpretation |
| Limit 2 — the plan can change | A new partial plan changes what is permitted overnight. The layer reflects the plan current at the cut, not what is approved tomorrow |
| Limit 3 — no substitute for the certificate | To operate you need the municipality's land-use certificate. The layer filters, compares and discards; the filing is the filing |
